Everything you need to know about listing your sauna on Saunafinder.fi

Getting Listed

We'll need: 3-5 high-quality photos of your sauna (interior, exterior, amenities), a written description (50-150 words) explaining your sauna type and what's included, your pricing per person/session/package in EUR, your availability (dates and hours), group size limits, house rules, and contact information. You'll also need a valid IBAN for payouts, and a Certificate of Insurance for at least €1,000,000 of commercial liability cover within 14 days of acceptance (Section 4.2 — see the insurance question below).

Typically 2-3 business days after you submit all information. We review your photos, verify your location, and ensure your listing meets quality standards. You'll receive an approval email with your live listing link.

Listing is completely free. We only earn money when you get a booking—we take a 12% commission from each confirmed reservation. You keep 88%.

Completely. You control the price per person, per session, or per package. You can adjust pricing anytime, and changes apply to future bookings immediately.

There are no listing fees and no standing monthly charges — the 12% commission is the only regular fee. Two one-off charges exist in the agreement, and neither applies to a normal booking. If you ask for an immediate payout instead of waiting for the monthly payout run, Section 3.5 says Saunafinder "may deduct €5 for processing fees". And if Saunafinder is hit with a chargeback on a booking where you "provided false details or cancelled fraudulently", Section 9.4 deducts that chargeback fee (typically €15–25) from your next payout.

Payouts & Commission

You set the price. Saunafinder.fi deducts 12% commission and you receive 88% of the booking value. Example: You set €100 per person. Customer books for 2 people (€200 total). You receive €176 (88% of €200). One thing to expect on the timing: Section 3.6 of the Operator Agreement says Saunafinder "will hold 10% of each monthly payout in reserve until the following monthly payout", calculated once per payout on your total for that month rather than separately for each booking. If no dispute arises against a booking in the month the reserve covers, it's paid out with your next monthly payout.

Bank transfer once a month. Section 3.5 of the Operator Agreement: "Payouts will be made by bank transfer on a monthly basis, by the 5th day of each calendar month, covering all confirmed bookings from the preceding calendar month." If the 5th falls on a weekend or Finnish public holiday, payment moves to the next banking day. You'll need to provide your IBAN during onboarding. Two things worth knowing: we only pay out once your balance is over €50 — "balances below €50 will be held and combined with the following month's earnings for a single payout" — and you can request an immediate payout of any amount at any time, for which Saunafinder "may deduct €5 for processing fees". Transfers typically arrive within 3-5 business days depending on your bank.

More than 48 hours before the booking: the customer receives a full refund, and Section 6.1 treats the booking as if it hadn't taken place — Saunafinder doesn't charge its commission and you don't receive a payout for it, so neither of you is worse off than if the booking simply hadn't happened. Within 48 hours of the booking: Section 6.2 gives the customer a 50% refund, and splits the other 50% between Saunafinder and you in the same proportion as your normal commission split. On a €100 booking that's €50 refunded to the customer, €6 to Saunafinder, and €44 to you. If a customer does cancel, email us at info@saunafinder.fi and we'll confirm the figures for that specific booking with you before anything is paid out.

Saunafinder.fi handles the refund and there is no fee or penalty — you simply don't get paid for that booking. Section 6.3 of the Operator Agreement: "The customer receives a full refund. Saunafinder does not charge a commission for that booking. The Operator forfeits their 88% payout for that booking." One thing to watch: under Section 6.4, "repeated cancellations by the Operator (3 or more per month)" can lead to the listing being suspended or removed.

All pricing is shown and charged in EUR. You're responsible for reporting income to Finnish tax authorities (Vero). Saunafinder.fi provides monthly payout summaries for your tax filing. Consult an accountant if unsure about your tax obligations.

Managing Bookings

You'll receive an email notification for each booking with customer details (name, email, phone), date/time, group size, and any special requests. You confirm or decline by replying to that email — no dashboard or login needed.

You have 24 hours to confirm or decline. Section 3.2 of the Operator Agreement: "If no response is received within 24 hours (or requested extension), the booking will be automatically cancelled and the customer's card will not be charged." Nothing is charged and nothing is refunded — the card is only ever authorised until you confirm. You can also "request a single 24-hour extension by replying to the booking email within the initial 24-hour window". We recommend responding as quickly as possible to increase conversion and customer satisfaction.

Yes. Email us the dates you're unavailable and we'll note them on your listing so customers know not to book them. And because you confirm every booking yourself, nothing is ever charged for a date you can't host — just decline the request.

English is the primary language on Saunafinder.fi. Most customers are English-speaking international visitors. Basic English is fine—straightforward communication like "confirmed for 2 people at 2pm" is what matters most.

Customers can contact you directly or reach out to Saunafinder.fi. You're welcome to communicate directly with customers via email to clarify details or accommodate special needs. Please respond within 24 hours.

Terms & Policies

It's our standard contract covering payment terms, cancellation policies, liability, and operator responsibilities. You can read the full terms on our Operator Agreement page before you accept. Section 15.2 sets out how acceptance works: on the onboarding form, you tick a mandatory checkbox stating that you have read and agree to the agreement, and type your full legal name — both timestamped at the moment of submission. "That checkbox, typed name, and timestamp together are the complete, binding acceptance of this agreement. No separate reply email, signature, or further confirmation step is required or exists." After you submit, we send you a confirmation of the accepted agreement for your own records — that's a receipt, not a further acceptance step; per Section 15.3 the agreement is already binding from your form submission whether or not the confirmation is sent, received, or read.

Commercial liability insurance is required, not optional. Section 4.2 of the Operator Agreement sets a "Minimum coverage of €1,000,000 per occurrence", plus property/equipment insurance where it applies to your facility or equipment. "Within 14 days of acceptance, the Operator must provide a Certificate of Insurance from their insurer" — and that certificate "must either name Saunafinder.fi as an 'additional insured' or waive subrogation rights". You then renew and re-submit proof before it expires each year. "Failure to provide or maintain insurance may result in immediate suspension of the listing." Arranging the cover is your responsibility — a Finnish insurance broker can tell you what fits your setup.

Yes, for safety or policy reasons. You can decline bookings if a customer appears intoxicated, is violating house rules, has aggressive behaviour, or poses a health concern. Just respond "Declined" to the booking notification.

Contact Saunafinder.fi immediately at info@saunafinder.fi with details. We investigate and can mediate disputes, issue refunds if justified, or take action against problematic customers.

A minimum of 12 months from the date of acceptance. After that, either party can end it with 14 days' written notice by email (Section 8.1). If you need to leave inside the first 12 months, Section 8.2 requires 30 days' written notice instead. Saunafinder can also terminate immediately for cause — the grounds are listed in Section 8.3, and "termination grounds must be objective and documented".
